What is deed fraud detection, actually?

"Deed fraud detection" is not a single tool or a single check -- it is a category name for the different ways a fraudulent transfer of a recorded instrument can be caught. Instrument Match's specific contribution to that category is narrow and stated plainly: signed-to-recorded document checking.

The mechanism compares the instrument that was signed against the instrument the county actually recorded. When both versions are available -- including a historical deed with no embedded watermark -- the check returns a deterministic match or mismatch, never a probability score, and a file-ready record preserves the check either way.

What this is not: a claim to detect every kind of deed fraud. Forged signatures, fabricated grantors, and other fraud patterns outside the signed-versus-recorded comparison are out of scope, and this page does not imply otherwise.

Why "AI fraud detection" is the wrong frame

Underwriter-risk executives have been burned by "AI-powered" pitches that turned out to be a probabilistic model with no accountability. Instrument Match's mechanism is deterministic matching against a recorded instrument, producing a file-ready record -- boring and specific by design, not an AI-hype claim.
